A recent story from Robinson Grove

Last October, a couple who had lived in their three-bedroom weatherboard for nineteen years asked us whether the market would reward a renovation or if selling as-is made more sense. We ran a comparative analysis on twelve recent sales within 800 metres.

The numbers showed that renovated properties in their street sold for roughly 11% more, but the renovation cost would have eaten most of that margin. They listed as-is, accepted an offer within sixteen days, and moved to a larger block in the Blue Mountains with money to spare.

"We expected to be pushed toward spending more. Instead, the team showed us the spreadsheet and let us decide." — D. and M. Whitford, former Robinson Grove residents

What we actually do (and what we leave to others)

Buyer search and negotiation

We shortlist properties against your criteria, attend inspections on your behalf when needed, and handle price negotiation through to exchange. Typical engagement runs four to ten weeks.

Vendor campaign management

From pricing strategy through photography, listing copy, open-home scheduling and auction-day management, we run the sale end to end. Our average days-on-market across 2024 sat at 22.

Investment portfolio review

We assess rental yield, vacancy risk, capital growth potential and holding costs for properties you already own or plan to acquire. Reports delivered within five business days.

Market data briefings

Monthly suburb-level snapshots covering median price movement, auction clearance rates, rental vacancy and new-listing volume for East Sebastian and adjacent postcodes.

Pre-sale preparation advice

We walk through your property room by room and recommend only the fixes that increase sale price by more than their cost. No cosmetic upselling.

We do not provide legal conveyancing, mortgage broking or building inspections. We refer you to independent specialists for those.

Why East Sebastian keeps drawing attention

The 1811 postcode has seen median house prices climb by around 6% year-on-year since 2022, outperforming the broader western Sydney corridor by roughly two percentage points. Rental vacancy sits below 1.8%, which means investors face minimal downtime between tenants.

Transport links improved after the bus interchange upgrade in late 2023, cutting commute times to Parramatta by about twelve minutes. A new primary school is slated for 2026, which historically lifts family-buyer demand within a three-kilometre radius.

None of this guarantees future returns. Property markets move in cycles, and local conditions shift. But the data right now favours both buyers who plan to hold for five-plus years and sellers who want to capitalise on current demand.

We publish a free quarterly briefing for anyone on our mailing list. No spam, no sales pitches in the email — just numbers and a short commentary.

Common questions

Do you charge for the initial call?
No. The first 20-minute call is free. If we are not the right fit, we will tell you and suggest alternatives.
Can you help with properties outside NSW?
Our licensing covers New South Wales only. For interstate purchases we can refer you to agents we have worked with, but we cannot act as your representative.
How is your fee structured for sellers?
We charge a commission on the final sale price, agreed in writing before the campaign begins. The rate varies by property type and expected sale price, but it is always disclosed upfront with no hidden marketing levies.
What if the quiz says I need a track you do not offer?
The quiz occasionally surfaces needs like mortgage broking or conveyancing that sit outside our scope. In those cases the result page will say so, and we will point you toward a specialist.
